Property Condition Assessments

Our Property Condition Assessment (PCA) services provide owners with a thorough third-party review of various types of commercial properties including multi-family, industrial, office, and retail. H&C can perform these services as part of the due diligence process or for long term capital budget planning.

The PCA services include the following:

Site Visit Observation
H&C will perform an in-depth site visit to observe the condition of each major building system which includes, but is not limited to:

  • Vertical Transportation

  • Mechanical

  • Electrical

  • Plumbing

  • Fire Sprinkler and Fire Alarm

  • Accessibility Compliance

  • Site and site amenities

  • Pavements

  • Structure/Foundation

  • Facades

  • Roofing

  • Interior Finishes

H&C will identify deferred maintenance items, systems at the end of their useful life, or code related deficiencies. The site visit will also include interviewing property personnel to gather additional information related to the age and previous repair work for the various building systems.

Capital Budget Planning
H&C will develop a capital cost projection of the property (typically for 10 years) with opinions on costs for immediate, term, and recommended enhancement costs. H&C will provide accurate pricing utilizing available construction cost resources, past costs for similar projects, city-cost indexes, and costs from local contractors.

Property Condition Report
H&C will provide a detailed report with descriptions of the major building systems, the condition of the systems during the site observation, and appropriate recommendations that align with the capital cost projections. To provide a thorough report, H&C will utilize the observations and information gathered on site, perform a review of available construction documents, and review any additional client-provided information.
