Our Project Management (PM) services provide property owners with additional resources to assist in executing major renovation, expansion, or rehabilitation projects. H&C has the ability to manage various project types including, but not limited to; a complete exterior reclad, interior finish out, balcony repairs/reconstruction, site repairs, structural repairs and parking garage repairs. H&Cs goal is to work with the owner, contractor, and management team to deliver a project that is on time and per plans. The scope of the typical PM services includes the following:

Scope of Work Development

H&C can work with the property owner and operator to develop a detailed scope of work to meet the needs of the individual project. H&C will then issue this scope and all supporting documents to contractors for bid. H&C’s services also include:

• Coordinating the pre-bid meeting with perspective contractors

• Reviewing contractor bid and answering contractor questions

• Issuing any required bid revisions or clarifications

• Working with owner to select contractor

• Creating an overall project budget including all hard and soft costs

Site Observations and Reporting

Once a project begins, H&C will perform periodic site visits as appropriate for the project (typically twice monthly). The site observations typically are documented in a detailed report with the following information:

• Narrative description and photo documentation of the status and quality of the ongoing construction work.

• Documentation of potential issues that could impact the project including project costs, construction scheduling, and critical path scope items.

• Review of the contractor’s monthly application for payment to assess if the values billed are commensurate with the work complete.

• Review and tracking of all potential and executed change orders.

• Tracking of the overall project budget (hard and soft costs).

Project Closeout
Once the project is complete H&C will assist in the punch list process and gather all required documentation prior to the release of retainage. H&C will issue a closeout report with the final status of the budget and construction.
